What types of commercial metal buildings does Trinity build?

Most of our clients build income-producing metal buildings for NNN investors and commercial developments across Central, North, and East Texas.
What does small-bay industrial construction cost per square foot?
For Trinity’s current flex-space and small-bay industrial projects, a realistic planning number is about $115 per square foot for turnkey commercial construction.
That number can include:
- Engineered slab
- Steel building package
- Erection
- Demising walls
- Powered roll-up doors
- Code-compliant electrical
- Basic HVAC
A cheaper number may only include the shell.
That matters.
A $35–$55/SF number often means a steel shell on a basic slab. No demising walls. No powered doors. No mechanical. No tenant-ready scope.
That may be a starting point.
But it is not your full project budget.
Why are some metal building quotes $18, $25, or $40 per square foot?
Because they are usually quoting different scopes.
A $15–$25/SF quote may only include the steel package.
A $35–$55/SF quote may include a basic shell and slab.
