  • Orientation that works: Main living angled 18° to frame both sunrise and sunset; window placements tuned for cross‑ventilation; deep overhangs and a screened porch to cut summer heat
  • Zoned living: Primary suite quiet wing; bunk room + guest suite over garage; mud/gear room between lake entry and kitchen to keep sand/water out
  • Outdoor kitchen + activity deck: 16′ covered cook station with smoker, grill, sink, and beverage storage; adjacent hardscape for cornhole and dining; lighting for night use
